Getting this wrong costs money twice. A simple set of checks tells you whether you need a roofer or a ventilation fix.
A leak stain usually has a defined edge, often with a brown tide mark, and grows outward from a centre point. It darkens during and shortly after rain and dries out between spells.
Condensation damp is more diffuse. It tends to appear as a broad grey patch or scattered black mould spotting, often along the coldest parts of the ceiling such as above an external wall or around a loft hatch, and it is worst in cold weather rather than wet weather.
Time it against the weather
Keep a note for a fortnight. If the patch worsens within hours of rain, it is a leak. If it worsens on cold dry nights, particularly after a day of cooking, showering and drying washing indoors, it is condensation.
A leak that only shows in wind driven rain from one direction is almost always a vertical detail, such as a chimney flashing or an abutment, rather than the roof covering itself.
With a torch, look at the underside of the felt or membrane. Water tracking, staining down a rafter or a wet felt lap point directly at a leak and usually show you roughly where to look outside.
Condensation shows differently. You will see droplets on the underside of the membrane across a wide area, damp compressed insulation, and black mould on the cold side of timbers. Check whether eaves ventilation is blocked by insulation pushed too far into the eaves, which is the single most common cause we find.
A leak fix is targeted roofing work: flashing renewal, ridge re bedding, tile replacement or valley repair. It is usually complete in a day.
A condensation fix is about airflow and moisture. That can mean fitting eaves vents or over fascia vents, adding tile vents, clearing insulation out of the eaves, and dealing with unvented bathroom or kitchen extraction that discharges into the loft. Fixing the roof will not help if the source is moist air from below.
Can I have both a leak and condensation?
Yes, and it is common in older properties. A small leak raises loft humidity, which then makes condensation worse elsewhere. Both need dealing with.
Does a damp patch always mean roof damage?
No. Overflowing gutters, failed pointing, a leaking pipe in a ceiling void and blocked bathroom extraction all produce ceiling stains without any roof fault at all.
Why is the mould black rather than brown?
Black spotting is a mould growth signature and points to persistent surface moisture, which is condensation. Brown tide marks come from water carrying dust and timber tannins, which points to a leak.
Will loft insulation stop condensation?
Insulation alone can make it worse by making the loft colder. Insulation needs to be paired with adequate ventilation at the eaves and ridge.
How long does a stain take to dry after the fix?
Several weeks in a heated house, longer in winter. Wait until it is fully dry and no longer growing before you stain block and redecorate.
