Neglected gutters cause more property damage than any other part of the roofline. Here's a no-nonsense maintenance guide.
Why gutters matter more than people think
Gutters do one job: catch water from the roof and direct it away from the building. When they fail — through blockage, sagging, leaking joints or split downpipes — that water runs down the walls instead.
Over months and years, that causes damp internal walls, rotten fascia boards, eroded mortar and even foundation issues. All from a problem that costs almost nothing to prevent.
When to clean your gutters
Twice a year is ideal: once after autumn leaf-fall, and again in spring after winter debris. Properties with overhanging trees may need more frequent attention.
In areas like Witney and the West Oxfordshire villages with mature trees nearby, we often see gutters that haven't been touched in 5+ years — blocked solid with leaf mulch, moss and even seedlings.
Signs your gutters need attention
Water overflowing during heavy rain. Plant growth visible from the ground. Streaks of dirt running down walls below the gutter line. Damp patches inside the property near eaves. Sagging sections of gutter. Visible joints leaking.
Any of these mean it's time for at least a clean — and possibly a repair.
Cleaning safely (or sensibly outsourcing it)
If you're confident on a ladder, scoop out debris, flush the gutter with a hose and check downpipes flow freely. Always have someone foot the ladder and never overreach.
On two-storey properties or anything awkward, this is genuinely better paid for. A gutter clean is a small cost compared with an A&E visit or property damage from a fall.
When to repair vs replace
Single leaking joints and individual cracked sections can be repaired. Once you've got widespread sagging, multiple failing joints, or original gutters that are 30+ years old and brittle, replacement is the sensible call.
Modern uPVC gutters are inexpensive, easy to fit and trouble-free for decades. Aluminium is a smarter step up if you want a longer life and a better look.
Combine with fascia and soffit work
If your fascia boards behind the gutter are wet, soft or rotting, replacing the gutter alone is a short-term fix. The right time to address gutters, fascias and soffits is together.
We cover all of this under our guttering and exteriors service across Witney, Oxford and the surrounding area.
How much does gutter cleaning cost?
A typical single-storey property is £60–£100, two-storey £100–£180 depending on length, access and amount of debris.
They can help in tree-heavy areas but they're not maintenance-free — they still need occasional checking. They're a useful addition, not a substitute for inspection.
Can blocked gutters cause damp inside the house?
Yes — overflowing gutters soak walls, and that moisture eventually reaches internal plaster. It's one of the most common causes of unexplained damp upstairs.
