The hard part of a leak is rarely the repair, it is finding it. This guide walks through the tracing process step by step, so you know what a thorough roofer should be doing on your house.
Water does not fall straight down
Once water is past the covering it runs along the top of a rafter, tracks down a batten, follows a nail or a cable and drops off at the first low point. A stain in the middle of a bedroom ceiling can come from an entry point several metres higher up the slope.
That is why anyone who quotes a repair from the ceiling stain alone is guessing. The job starts by mapping the stain against the roof structure above it, working out which way the timbers run and where water could have joined that path.
In the loft we look for daylight, damp timber, rusted nail heads, tide marks on rafters and torn or slumped underfelt. A moisture meter distinguishes a live leak from a historic stain that dried out years ago.
Insulation tells its own story. A compressed, discoloured patch usually sits below the true entry point even when the ceiling below is unmarked, because the insulation soaked up the first few episodes.
Outside, in order of probability
Above the suspect area we check, in this order, flashings and abutments, chimney soakers and aprons, valleys, slipped or cracked tiles, ridge and hip bedding, and finally the covering field itself. That order reflects what genuinely fails most often, not what is easiest to see.
Where the source stays hidden, a controlled hose test works from the bottom of the roof upwards, one zone at a time with a spotter inside. Rushing the hose over the whole roof at once tells you nothing.
Repairs that follow the diagnosis
A flashing leak is cured by renewing lead in proper bays with the correct code and laps. A valley leak usually means relining, because a patched valley concentrates water at the patch edge. A cracked tile is swapped, and a nail sickness roof, where the fixings have corroded across the whole slope, is a re roof rather than a repair.
The right repair also fixes the cause. If a gutter overflowed and rotted a fascia, renewing the fascia without correcting the fall just resets the clock.
What tracing and fixing costs
Most leaks are found and fixed in a single visit, with typical repair costs of £180 to £600. Persistent leaks needing hose testing, scaffold access or a section of ceiling opened up can run to £700 or more before the permanent repair.

Can you find a leak while it is raining?
Rain is often helpful because the leak is live and we can see water moving in the loft. Working on the roof itself in a downpour is not safe, so external work waits for a break in the weather.
Why did the last repair not stop the leak?
Usually because the wrong entry point was fixed, or two separate faults were feeding one stain. It is common to find a genuine repair sitting a metre from the real source.
Does a small leak really matter?
Yes. A slow leak keeps timber above 20 per cent moisture content, which is where rot and beetle activity start. The structural cost of ignoring it usually exceeds the repair cost within a couple of winters.
Is there such a thing as a condensation leak?
Condensation from poor loft ventilation produces damp very similar to a leak, and is a frequent misdiagnosis. Our guide on damp patches covers how to tell the two apart.
Will my ceiling stain disappear once the leak is fixed?
The mark will not clear on its own. Once the plaster has dried fully, a stain block and repaint will cover it. Painting before it dries just lifts again.
