Most roof repairs are cheaper than people fear and more affected by access than by materials. Here are the bands we quote in and what sits behind each one.
Small repairs such as refixing a few slipped tiles or resealing a flashing generally sit between 180 and 350 pounds. Mid sized work, such as tracing and fixing a leak around a chimney or replacing a ridge run, tends to land between 350 and 950 pounds.
Larger repairs, including re bedding all ridge tiles, replacing a lead valley or re covering a small slope, run from 950 to around 2,500 pounds. Above that you are usually into partial re roofing territory and the maths starts to favour a full replacement.
Why access drives the price
The repair itself is often an hour of work. Getting safely to it is the expensive part. A ladder job on a bungalow eaves is a different proposition from a ridge repair on a three storey Victorian terrace where a scaffold tower or full scaffold is the only safe option.
This is also why bundling work pays. If scaffolding is going up for a chimney repair, adding gutter renewal or fascia work while it is there costs a fraction of doing it as a separate visit later.
Finding the leak is part of the job
Water rarely enters where it appears inside. It can travel along a rafter or a felt lap for several metres before it drips. A proper repair starts with a proper diagnosis, which sometimes means lifting tiles in more than one place.
Beware of anyone who quotes a leak repair over the phone without seeing it. They are either guessing or pricing the guess generously.
Repairs that are worth doing straight away
Slipped or missing tiles, cracked ridge mortar, failed cement fillets around a chimney and a blocked or split gutter all get worse quickly and cheaply become expensive. A blocked gutter that overflows against a wall for one winter can cause more damage than the roof fault above it.
Repairs that can usually wait for better weather include cosmetic pointing, minor moss growth and small verge repairs, provided nothing is letting water in.
How much does it cost to replace one roof tile?
Rarely charged as a single tile. Expect a minimum call out and access charge of roughly 180 to 250 pounds, which normally covers replacing several tiles while we are up there.
Do you charge for a quote or an inspection?
Quotes are free and written. If a job needs a scaffold tower simply to diagnose it, we will tell you before anything is booked.
Is it cheaper to repair the roof in summer?
Prices do not change by season, but summer availability is better and drying conditions make some work such as mortar and flat roof detailing easier and more reliable.
How long should a roof repair last?
A properly executed repair on an otherwise sound roof should last many years. If a repair fails within a couple of winters, the underlying covering or battens are usually the real problem.
Will my insurer pay for a roof repair?
Only where damage was sudden and accidental, such as storm or a fallen branch. Gradual deterioration is excluded from almost every policy.
