What affects repair pricing
Access (height, scaffolding requirement), the type of tile or slate (concrete tiles are cheap and standard; reclaimed Cotswold stone is neither), how localised the problem actually is, and whether underlay is also failing in the work area all affect the final price.
A genuine roofing leak repair almost always involves opening up tiles, fixing the cause, and reinstating properly — which is more work than it looks from the ground.
What affects replacement pricing
Roof size and complexity (hips, valleys and dormers all add cost), tile choice (concrete is cheapest, natural slate and stone slate are premium), insulation upgrades, scaffolding requirements, structural repairs needed once tiles are off, and disposal of old materials.
On older properties we sometimes find rotten battens, perished underlay or even damaged rafters once we strip the roof — these are usually quoted as provisional sums or addressed once exposed.
When repair is the right choice

When repairs keep coming back, when underlay has failed widely, when tiles are cracking or delaminating across the roof, or when the roof is well into its expected life and you're planning to stay in the property for years — replacement is the better long-term spend.
Avoiding common pricing traps
Beware of unnaturally cheap quotes that exclude scaffolding, disposal or VAT. Beware of pressure to commit on the day. And beware of door-knockers who 'just spotted a problem' on your roof — that's almost never a coincidence.
